Independent, accurate valuations to ensure you make informed buying or selling decisions in today's market.
Whether you are buying or selling, an independent appraisal gives you a supported opinion of market value to weigh against an asking price, an offer, or a contract price. A purchase or sale appraisal from Standard Residential Valuation is prepared to applicable professional standards, reflecting comparable market evidence as of a defined effective date. It does not set the price, guarantee an outcome, or replace your other due diligence; it provides objective information so you can make an informed decision.
A purchase or sale appraisal is an independent valuation ordered by a buyer or seller to inform a transaction. The appraiser analyzes the property, the market, and recent comparable sales to develop a supported opinion of value. Because the appraiser is an independent third party with no stake in the sale price or commission, the conclusion is objective. It is distinct from a comparative market analysis (CMA), an online estimate, or a tax assessment—each can be informative, but only a certified appraisal is a written, defensible opinion of value prepared to applicable professional standards.
For a buyer, an independent appraisal can help evaluate whether a proposed price is supported by market evidence before an offer is made or while a property is under contract. It is one input into the decision; it does not guarantee you will avoid overpaying, secure financing, or achieve a particular outcome. The value conclusion may come in above or below the asking or contract price, and we do not develop an opinion to support a preferred result. If you are financing the purchase, remember that your lender will generally order its own appraisal through an appraisal management company; a privately ordered report is prepared for your use and does not automatically satisfy the lender's separate requirement.
For a seller, an independent appraisal can help assess an offer or confirm a price before accepting a contract. It is distinct from a pre-listing appraisal, which is ordered before the property is marketed; if you are preparing to list, our pre-listing appraisal page covers that use in detail. A purchase or sale appraisal does not guarantee a higher selling price, a faster transaction, or recovery of the appraisal fee. The asking price, marketing strategy, and whether to accept an offer remain decisions for you and your agent; the appraisal supplies independent information to inform them.
An independent appraisal can be especially useful when a transaction occurs without broad market exposure—cash purchases, private sales without an agent, or transfers between family members or related parties. In these situations comparable market evidence may be harder to interpret, and an objective figure can help the parties negotiate with confidence. A cash purchase does not eliminate the need for other due diligence; a buyer should still arrange a home inspection, title review, and any other assessments appropriate to the property. An appraisal does not by itself make a related-party transaction legally compliant or establish its tax treatment. For questions about how to structure a family or related-party sale, or its gift, estate, or tax consequences, please consult your attorney or tax adviser.
Appraised market value is an opinion of value supported by comparable sales as of a specific effective date. The asking price is the price at which a property is offered for sale, set by the seller and agent. The contract price is the amount the buyer and seller have agreed to in writing. The sale price is what the property ultimately transfers for. These figures are related but not identical, and no appraisal can guarantee they will match. The appraiser does not simply adopt the contract price; contract terms and concessions can be relevant context for the analysis, but the value opinion is developed independently from supported market evidence.
The appraiser considers the property's location, lot and site characteristics, living area, condition, construction quality, renovations and updates, and features that affect marketability. Comparable sales are selected for similarity in location, size, condition, and date of sale, and adjustments are applied where the comparables differ from the subject—not by a fixed formula, but based on market evidence about how those differences affect value. Renovation cost does not automatically equal added market value; the market's reaction to a given improvement is what matters. We report the property's current condition as observed; if a prospective or hypothetical condition is to be valued, that scope is defined separately.
To help the valuation go smoothly, it is useful to gather the following where available. Not every assignment requires the same records; we can confirm what is needed for your case. For your security, please do not upload sensitive financial records or confidential transaction documents through the general quote form—share those details directly with us once engaged.
If an inspection is part of the agreed scope, please arrange safe access to all relevant areas of the property. Access is coordinated through the party authorized to allow entry; a prospective buyer does not have an automatic right to enter a seller's property. The inspection documents the property's characteristics; it is not a home inspection and does not replace one.
The appraisal report states the value conclusion, the effective date, the intended use, and the intended users. Intended use and intended users are established at engagement; simply changing the name on a report does not make it suitable for a new use or give another party reliance rights. A buyer or seller who pays for an appraisal does not thereby control its conclusion or guarantee report access for every party to the transaction. There is no universal expiration period for an appraisal: its later usefulness depends on changes to the property, changes to the market, and the requirements of any party that may later rely on the report. If the property or market changes after the appraisal, a new or updated assignment may be appropriate.
A privately ordered appraisal is prepared for the client who engaged it and does not automatically satisfy a lender's appraisal requirement. If you are financing a purchase, confirm your lender's requirements before ordering a report for that purpose; the lender will generally order its own appraisal through an appraisal management company. A privately ordered appraisal does not replace lender-required procedures, and we do not guarantee a lender will accept it. The appraisal is independent decision-support information, not a financing instrument.
The fee and timeline depend on the property type and complexity, the availability of comparable data, and whether an interior inspection is included. Unusual properties or areas with few recent sales may require more research. We outline the expected scope and cost before you commit, and we cannot guarantee a specific turnaround without first confirming the scope and our availability.

I’m Steve Yanosey, the appraiser behind Standard Residential Valuation. I provide independent real estate appraisals throughout Northern & Central New Jersey, helping clients understand what their property is worth and the market evidence supporting that conclusion.
I work with homeowners, attorneys, real estate professionals, investors, financial institutions, and other clients who need an independent opinion of property value. I provide appraisals for a wide range of needs, including trust and estate matters, probate, divorce, bankruptcy, tax appeals, and pre-listing decisions. Before beginning an assignment, I take time to understand your situation, so the appraisal serves its intended purpose.
My analysis looks beyond the basic property details. I study comparable sales, neighborhood conditions, property improvements, and the features that influence buyer demand. From single-family homes to historic residences and luxury estates, I consider what makes each property distinct and how those characteristics affect its value in the local market.
You work directly with me throughout the process. I personally inspect the property, conduct the research, develop the valuation, and prepare your report. That direct connection means consistent communication and answers from the person who completed your appraisal.
I approach every assignment with independence, attention to detail, and respect for your time. You can expect clear pricing, a realistic delivery schedule, and a well-supported report that explains my conclusions. My goal is to provide a credible valuation and the clarity you need to make informed decisions about your property.
