Maximize Your Sale Price
Determine the optimal asking price for your home before hitting the market to attract buyers and avoid leaving money on the table.
Before listing a property, some owners want an independent, supported opinion of market value so they can enter pricing conversations with their agent—or with a prospective buyer in a private sale—on solid footing. A pre-listing appraisal from Standard Residential Valuation is an independent valuation prepared to applicable professional standards, reflecting comparable market evidence as of a defined effective date. It does not set the asking price or guarantee a sale outcome; it gives the owner objective information to help make an informed decision.
A pre-listing appraisal is an independent valuation ordered by a property owner before the property is placed on the market. The appraiser analyzes the home, the market, and recent comparable sales to develop a supported opinion of value. Because the appraiser is an independent third party with no stake in the sale price or commission, the conclusion is objective. It is distinct from a comparative market analysis (CMA), an online estimate, or a tax assessment—each can be informative, but only a certified appraisal is a written, defensible opinion of value prepared to applicable professional standards.
An appraisal provides a documented, supported starting point for the conversation between an owner and their agent about where to price the home. The asking price is a marketing decision the owner and agent make together, weighing the appraised value alongside strategy, timing, and current market activity. The appraisal does not replace that decision, and appraised value, asking price, and the eventual sale price may all differ. We do not promise a higher selling price, a faster sale, multiple offers, or recovery of the appraisal fee—the appraisal supplies independent information, and the owner and agent decide how to use it.
Appraised market value is an opinion of value supported by comparable sales as of a specific effective date. The asking price is the price the owner and agent choose to list the property for, which may be set above or below the appraised value to reflect strategy or market conditions. The sale price is what a ready, willing, and able buyer ultimately pays, shaped by negotiations, financing, and the state of the market at the time. These figures are related but not identical, and no appraisal can guarantee that any of them will match.
A real estate agent's CMA and a certified appraisal both draw on comparable sales, but they serve different purposes. A CMA is a marketing tool used to suggest a listing price; it is not an appraisal and is not held to the same professional standards. An online automated valuation is a statistical estimate that cannot inspect the property, confirm its condition, or account for renovations or unusual features. A certified appraisal is a written, defensible opinion of value with supported comparable sales and methodology that can be reviewed and questioned. We do not dismiss an agent's market knowledge—many agents have valuable local insight—but an appraisal adds an independent, standards-based perspective that an agent's opinion or a website's algorithm cannot provide.
Not every seller needs a pre-listing appraisal. It can be particularly useful when the property is unusual or unique, when comparable sales are hard to interpret, when the owner is considering a private sale without an agent, or when an independent figure would help a family or business partners agree on a price. For a straightforward sale in an active market with many comparable transactions, an agent's analysis may be sufficient. The value conclusion may come in above or below the owner's expectations; we do not validate a preferred price, and the opinion is developed without regard to a desired outcome.
The appraiser considers the property's location, lot and site characteristics, living area, condition, construction quality, renovations and updates, and features that affect marketability. Comparable sales are selected for similarity in location, size, condition, and date of sale, and adjustments are applied where the comparables differ from the subject—not by a fixed formula, but based on market evidence about how those differences affect value. Renovation cost does not automatically equal added market value; the market's reaction to a given improvement is what matters, and some upgrades add little or no value. We report the property's current condition as observed; if a prospective or hypothetical condition (such as proposed improvements) is to be valued, that scope is defined separately.
To help the valuation go smoothly, it is useful to gather the following where available. Not every assignment requires the same records; we can confirm what is needed for your case. For your security, please do not upload sensitive financial records or confidential documents through the general quote form—share those details directly with us once engaged.
If an inspection is part of the agreed scope, please arrange safe access to all relevant areas of the property, including the attic, crawlspace, and garage where applicable, and secure any pets. The inspection documents the property's characteristics; it is not a home inspection and does not replace one.
A pre-listing appraisal is typically ordered shortly before the property is listed, but there is no universal rule for how soon. If you are planning improvements before listing, it is usually best to discuss with us whether to appraise before or after the work—valuing a property "as proposed" after a renovation is a different scope than valuing it in its current condition. There is no universal expiration date for an appraisal: its usefulness over time depends on changes to the property and to market conditions, and on the requirements of any party that may later rely on the report. If the market shifts or the property is altered after the appraisal, a new or updated assignment may be appropriate.
The appraisal report states the value conclusion, the effective date, the intended use, and the intended users. Intended use and intended users are established at engagement; simply changing the name on a report does not make it suitable for a new use. A seller-ordered appraisal does not automatically satisfy a buyer's lender requirements—the buyer should confirm their lender's requirements directly. Whether the buyer or the buyer's lender can rely on the seller's report is a question for the lender and the parties; we can discuss intended use and report-sharing questions with you before the report is shared. We do not advise on disclosure obligations; please confirm any legal requirement to disclose the appraisal with your agent or attorney.
The fee and timeline depend on the property type and complexity, the availability of comparable data, and whether an interior inspection is included. Unusual properties or areas with few recent sales may require more research. We outline the expected scope and cost before you commit, and we cannot guarantee a specific turnaround without first confirming the scope and our availability.

I’m Steve Yanosey, the appraiser behind Standard Residential Valuation. I provide independent real estate appraisals throughout Northern & Central New Jersey, helping clients understand what their property is worth and the market evidence supporting that conclusion.
I work with homeowners, attorneys, real estate professionals, investors, financial institutions, and other clients who need an independent opinion of property value. I provide appraisals for a wide range of needs, including trust and estate matters, probate, divorce, bankruptcy, tax appeals, and pre-listing decisions. Before beginning an assignment, I take time to understand your situation, so the appraisal serves its intended purpose.
My analysis looks beyond the basic property details. I study comparable sales, neighborhood conditions, property improvements, and the features that influence buyer demand. From single-family homes to historic residences and luxury estates, I consider what makes each property distinct and how those characteristics affect its value in the local market.
You work directly with me throughout the process. I personally inspect the property, conduct the research, develop the valuation, and prepare your report. That direct connection means consistent communication and answers from the person who completed your appraisal.
I approach every assignment with independence, attention to detail, and respect for your time.
