Fair & Equitable Distribution
Impartial, court-defensible property valuations to ensure a fair and equitable division of assets during a divorce.
When a household separates, the marital home is often the largest shared asset, and a clear, defensible value helps both parties make informed decisions about selling the property or arranging a buyout. A divorce appraisal is an independent, certified opinion of that property's market value, prepared to applicable professional standards so the figure can be understood, questioned, and relied upon by spouses, attorneys, and the court. The appraisal establishes the value of the real estate; it does not decide how assets must be divided or determine the final buyout amount.
A divorce appraisal is an independent valuation of real property prepared for use in marital dissolution matters. The appraiser analyzes the home, the market, and recent comparable sales to form a supported opinion of value. Because the appraiser serves as an independent third party rather than an advocate for either spouse, the report can be reviewed by both sides and, if needed, by the court. An appraisal is distinct from a comparative market analysis (CMA), a tax assessment, or an online estimate—each can be informative, but only a certified appraisal is a written, defensible opinion prepared to applicable standards.
An appraisal gives both parties a common, documented starting point. If the home will be sold, the value helps frame expected proceeds and the division of net equity. If one spouse intends to keep the property, the value helps the parties and their attorneys discuss a buyout of the other's interest. The appraised value is not the same as equity or the final buyout amount—those figures account for mortgages, liens, transaction costs, and the terms of the settlement, which are legal and financial decisions for the parties and counsel. The appraisal supplies the real-estate value that informs those decisions.
As certified appraisers, we are bound by the Uniform Standards of Professional Appraisal Practice (USPAP), which require us to remain objective and to develop an impartial opinion of value. We do not advocate for one spouse or the other; we are advocates for a well-supported value conclusion. The intended use and intended users of the report are established when the assignment is engaged, and report distribution depends on that engagement and applicable obligations. Paying the appraisal fee does not by itself determine who controls the report or receives a copy.
The effective date is the date to which the value opinion applies. For a divorce it may be the current date, the date of separation, or another agreed or court-ordered retrospective date—there is no single date that applies to every matter. Because real estate values change over time, the same home can carry a different value on different dates, so the effective date can matter as much as the value itself. We can accommodate the date your attorney advises and can address a historical effective date when appropriate. Please confirm the applicable valuation date with your attorney before we begin.
To prepare an accurate valuation it helps to gather the following where available. Not every assignment requires the same records; we can confirm what is needed for your case. For your security, please do not upload sensitive legal or financial case files through the general quote form—share those details directly with us once engaged.
Property access and inspection arrangements are coordinated with whoever engages us. If each spouse obtains a separate appraisal, differing conclusions can reflect different effective dates, assumptions, scope, property information, or comparable sales—and the basis for each is examined rather than the values simply being averaged. Who may use the report depends on the intended users named at engagement; the appraisal is prepared for those users and that intended use, and distribution is governed by the engagement and applicable obligations.
The fee and timeline depend on the property type and complexity, the effective date requested (current versus retrospective), the availability of comparable data, and whether an interior inspection is possible. Retrospective assignments and complex or rural properties typically require more research. We outline the expected scope and cost before you commit, and we work to meet the deadlines you share with us.

I’m Steve Yanosey, the appraiser behind Standard Residential Valuation. I provide independent real estate appraisals throughout Northern & Central New Jersey, helping clients understand what their property is worth and the market evidence supporting that conclusion.
I work with homeowners, attorneys, real estate professionals, investors, financial institutions, and other clients who need an independent opinion of property value. I provide appraisals for a wide range of needs, including trust and estate matters, probate, divorce, bankruptcy, tax appeals, and pre-listing decisions. Before beginning an assignment, I take time to understand your situation, so the appraisal serves its intended purpose.
My analysis looks beyond the basic property details. I study comparable sales, neighborhood conditions, property improvements, and the features that influence buyer demand. From single-family homes to historic residences and luxury estates, I consider what makes each property distinct and how those characteristics affect its value in the local market.
You work directly with me throughout the process. I personally inspect the property, conduct the research, develop the valuation, and prepare your report. That direct connection means consistent communication and answers from the person who completed your appraisal.
I approach every assignment with independence, attention to detail, and respect for your time. You can expect clear pricing, a realistic delivery schedule, and a well-supported report that explains my conclusions. My goal is to provide a credible valuation and the clarity you need to make informed decisions about your property.
